What counts as a pane?

  • Each pane of glass = 1. A double window (two panes side by side) counts as 2. A triple counts as 3.
  • Oversized picture windows (roughly 5 feet wide or larger) count as 2 or more panes to account for the extra glass surface area.
  • Sliding glass doors are counted normally — a standard slider is typically 2 panes.
  • French windows: Each small pane in the grid counts individually, priced at $0.75–$1.25 per pane depending on accessibility and conditions.

Window Cleaning Considerations

A few things worth knowing before your cleaning. We believe in setting clear expectations so there are no surprises.

Our pricing covers standard yearly maintenance window cleaning. We clean your windows (inside and outside), screens, and tracks. This is a thorough, whole-window service — not just a quick squeegee of the glass.

Removal of cement, silicone, and other window installation or construction-related damage and paint overspray is not included in standard pricing. This type of work falls under post-construction cleaning or glass damage restoration and is quoted separately if needed.

Sprinklers and other water sources can leave mineral deposits, stains, and even permanent glass damage over time. If the affected area is small and reasonable, we'll address it as we clean at no extra charge. This will be assessed upon arrival and during the cleaning process. Extensive mineral damage is considered glass damage restoration and would be quoted separately.

Yes, but please note that if you're requesting outside window cleaning only, we cannot guarantee a truly clear window result. Often the inside glass has buildup that affects the view even after the outside is spotless. For the best results, we recommend cleaning both sides.

In homes that are 10 or more years old, the glass in windows can become foggy or hazy due to window seals drying out and allowing moisture to enter between the panes of glass. This affects the clear view you expect even after professional cleaning. This can only be remedied by window repair or replacement. Occasionally this appears in newer homes due to poor installation or window failure, which may be covered by manufacturer warranty.

The window cleaning industry is moving toward methods that reduce the risk of injury while delivering higher quality results. We may use Pure Water Technology — a water-fed pole method that minimizes the need for ladders and rooftops, resulting in less risk of injury and less chance of damage to roof tiles and landscaping.

We often combine both methods: traditional hand washing and squeegee work along with water-fed pole cleaning. Water usage is very modest — one hour of this method uses less water than a pool evaporates in a single day. When you consider that windows are typically cleaned once a year, this is a very reasonable expenditure for the safety and quality benefits it provides.
